  • What must I bring with me to tour an apartment?
    We require a government-issued photo ID for everyone over 18 that would like to tour.
  • How long is the term of the lease?
    We offer 7 to 15-month lease terms.
  • Are there any additional fees for short term leases?
    Lease terms from 7 to 11 months are subject to short term fees.
  • What are your fees to lease an apartment?
    The application fee is $85 per person and the administration fee is $350.
  • Is my holding fees refundable?
    Applications fees are non-refundable but the holding fee of $350 is refundable if your application is denied.
  • What are the income and credit qualifications?
    The applicant's gross personal income must be three times the monthly rent. The applicant must pass a credit and criminal background check.
  • What is acceptable “proof of income” to sign a lease?
    Acceptable forms for proof of income are the following: 2 paycheck stubs with year to date income, personal bank statements, additional items may be accepted.
  • What happens if I qualify for an apartment, but my roommate does not?
    All applicants are screened together and must be approved to live in our community.
  • Are there any other monthly fees or charges other than rent?
    Water and Sewer are individually metered to the apartment and are billed monthly with the rent.
  • Is my security deposit totally refundable?
    The deposit is refundable pending any damages and the final water bill.
  • What kind of pets do you allow?
    We allow dogs and cats only, there is no weight limit only breed restrictions apply.
  • How many pets may I have?
    We allow two pets per apartment.
  • Is there any one-time or monthly pet fees?
    There is a one-time pet fee is $500 per dog or a cat and second pet fee is $250. The monthly pet rent is $20 for one and $30 for two pets.
  • If need to break the lease is this possible?
    When you sign your lease there will be two different options to choose from, which ever options you select will be your term to break your lease agreement. The first option is a two-month termination fee. The second is called rent responsible. This option requires the resident to pay rent until the apartment is reoccupied.
  • Can I change to a month-to-month lease plan after my first year?
    You will have the option to renew your lease for a term of 7 to 15 months or go on a month to month term. The month to month term will be priced at market rent plus a monthly fee of $150.
  • What utilities are included in my lease?
    All utilities are paid directly by the resident.
  • Am I required to have renters insurance?
    Yes
  • Do you offer furnished apartments?
    Monarch Station does not offer furnished apartments, but we have a partnership with Cort furniture that can assist with your furniture needs. https://www.cort.com/
  • Do you offer corporate apartments?
    No, we don’t have corporate housing apartments.
  • If something needs to be repaired in my apartment, how do I report it?
    To report a repair in your apartment please contact the office either by phone or place a work order online through the resident portal.
  • Are Satellite dishes allowed?
    Yes, but you are required to pay a $1,000 deposit and carry additional insurance.
  • Who is your cable services provider?
    We offer Comcast cable and internet service.
  • Do you have garage parking?
    Monarch Station offers a limited number of detached garages.
  • I have a motorcycle, where can I park it?
    Monarch Station does not offer designated motorcycle parking. You may park in any parking space but all vehicles must be registered at the office.
  • Is there any additional storage space available at your property?
    The storage units range in size and price. Please call the leasing office for details.
  • When is my rent payment due?
    The rent is due on the first and is late after the 3rd of the month. On the 4th there is a late fee charged.
  • How do I pay my rent?
    Rent can be paid with electronic payments from your resident portal, or you can pay by check at the leasing office.
  • Is there a place where I can pay my rent after office hours?
    You can pay your rent with electronic payment from your resident portal.
  • Can I have a friend or family staying with me for a while?
    A guest may stay up to 7 consecutive days, after that they will need to apply and then added to the lease agreement.
  • Are gas grills permitted at your property?
    No open flame grills are permitted on the balcony. However, electric grills are allowed and all balconies are equipped with an electrical outlet.
  • Are residents permitted to paint their apartment?
    You may paint your apartment as long as you turn the apartment back to the original color before vacating the apartment.
  • Will you accept my delivery packages for me?
    Yes, if you need us to accept your package for you we can do this at the leasing office.
  • Do you have a list of Preferred Employers?
    Yes, please call the leasing office to see if your company is on the list and what the benefits are.
